Clear, coordinated drawing packages that let you and your builder get on with the work - without the cost or timeline of a full architect's appointment.
You know what you want your home to feel like. Your builder knows how to build. But somewhere between a Pinterest board and a quote, things get lost – dimensions guessed at, finishes assumed, and decisions made on site that don't match what you imagined.
A proper drawing pack closes that gap. It tells your builder exactly what's coming out, what's going in, where every fixture sits, and what every surface is made of – so you spend your budget on the renovation, not on the change-orders.
Every project is delivered as a single pdf set, drawn to scale, with a consistent visual language across every sheet. The full pack typically includes:
Existing plans – measured and verified on site
Demolition plan – colour coded to remove ambiguity
After-demolition plan – the in-between stage most packs skip
New construction plan – every new wall, opening and fixture
Planned status – the finished home, fully laid out
Interior elevations – four walls per room with materials fixtures and finishes specified
3D axonometric views – so you can actually see what you're agreeing to
General notes and material schedule – every finish, every fixture in one place.
A free 30-minute video call where we define the brief. You'll walk me through each space and talk about what your needs are. By the end I'll ask for a Pinterest board or reference images so we're aligned on aesthetics before any drawings start.
I work from the estate agent floor plans, redraw and scale them properly, and then have key dimensions verified on site by your builder (or by you with a tape measure if you don't have one yet). I adjust the drawings to match. This becomes the accurate base everything else is built on.
I produce the first round of renovation drawings and walk you through them on a follow-up call. Your input shapes round two. The design stays yours throughout. I make sure I'm translating your ideas into drawings, not imposing my own ideas.
Once the layout is signed off, I develop the interior elevations, axonometric, and materials schedule. You see every surface, every fixture, every finish before your builder does.
A single, complete PDF issued to you. Two rounds of minor revisions included if anything needs tweaking after issue.
